Located on the exquisite North Kohala coast on the Big Island of Hawaii, the gated community of Kohala Ranch encompasses more than 3500-acres and consists of three distinct neighborhoods: The Heathers, The Meadows, and The Summit. Rising above the Pacific Ocean and continuing upward on Kohala Ranch Road towards rolling green hills and meadows, the elevation within the community ranges from 120-feet above sea level to over 3,000 feet above sea level. This unique landscape and topography provides for varied climates and terrain to suit every preference.
Kohala Ranch is also renowned for its panoramic and stunningly beautiful views. Within the community, residents can view the waters of the Pacific to the west, the three mountains – Hualalai, Mauna Loa and Mauna Kea – to the south, and the Kohala mountains to the northeast. While homes vary in size, lots and home sites range from about three acres to five-acres in the lower elevations of Heathers and in the mid elevation of Meadows I and Meadows II, and up to thirteen acres in the upper elevation of the Summit. Underground utilities including water, electricity, telephone and cable lines run directly to property lines, preserving the unencumbered magnificent vistas for all residents. The Heathers: Closest to the ocean, and thus typically the most expensive within Kohala Ranch, The Heathers area ranges from roughly 400 to 800-foot elevation, and receives the warmest year-round temperatures and the least amount of rain.
The Meadows: Located in the middle of the Ranch, around the 1,200 to 2,000–foot elevation range, this community offers cooling breezes and a bit more precipitation than what is found in the Heathers.
The Summit: Ranging from 2,000 to 3,000 plus feet in elevation this area has a similar climate to that of Waimea town – meaning you won’t need an outdoor pool, but you may want a fireplace!
Interestingly, all three neighborhoods within Kohala Ranch are provided with an Agricultural Tax deduction—which means lower taxes than neighboring and comparable neighborhoods—because of the live cattle roaming the area and providing natural maintenance for the grass. The Kohala Ranch Water Company, a private company that supplies water to the Ranch and the surrounding communities, also services all three communities. No matter what community you choose, all offer exceptional vistas and wide-open spaces ideal for enjoying the beautiful North Kohala coast.
Real estate choices within Kohala Ranch are varied, but primarily include spacious single-family homes and vacant land on which to build. Currently, prices range from the $1 million mark and up, depending on location within the community, age and size of property, upgrades, view and lot size to name a few. Varied terrains and climate, beautiful homes, and picturesque scenery make this community the ideal place to choose a home perfectly suited to you.
